A Tailored Design-Build Process

Preconstruction Services

Design-Build

AFCO has, at its core, a uniquely qualified and talented management team with years of experience in the successful implementation of the design-build process for project realization. This team has completed literally over a billion dollars of diverse and complex projects utilizing the design-build format. This approach converts the traditional adversarial roles of Architects and Contractors to an environment of teamwork and collaboration. Our team of professionals will assure that their design-build team approach will lead to maximizing the advantages of fast-tracking through control of the design process from its current status through the construction document stage, permitting, and the entire building process.

Building Information Modeling (BIM)

AFCO and its design partners utilize Building Information Modeling (BIM), which uses three-dimensional, real-time, dynamic building modeling software to increase productivity in building design and construction. The Building Information Model encompasses building geometry, spatial relationships, light analysis, geographic information, quantities, and properties of building components, including manufacturers' details. BIM can be used to demonstrate the entire building life cycle, including the processes of construction and facility operation.

The interoperability requirements of construction documents include the drawings, procurement details, environmental conditions, submittal processes, and other specifications for building quality. BIM can be used to bridge the information loss associated with handing a project from our design team, to our construction team, and to the owner, by allowing each group to add to and reference back to all information they acquire during their period of contribution to the BIM model. AFCO is well-versed in the benefits and use of BIM and how it can be used to effectively identify and correct issues before they become costly construction problems and to mitigate future maintenance issues.
